Buildings
Under this section you may claim for damages to the physical structures of
your home and its outbuildings.
What you pay when you claim - the excess(es)
Every time something happens for which you claim, you must pay the Basic Excess.
You must also pay any of the Additional Excesses on the schedule, on top of the
Basic Excess.
We will compensate you for:
Loss of or damage to your private home, garages, outbuildings (room(s) without
direct access to your home), swimming pool (but not for borehole and swimming
pool equipment), walls, gates, fences, tennis court and for the fixtures and
fittings at the address on the schedule.
Loss or damage caused by
1) Fire, lightning, explosion, earthquake (but not from mining operations), the
bursting or overflowing of geysers, equipment or pipes.
2) Storm or flood, but not when the loss or damage is caused by subsidence or
landslip or when the damage is to your gates, fences or retaining walls.
3) Impact with your home and outbuildings by animals, vehicles and falling trees
(but not while they are being felled).
4) Aircraft or things dropped from them.
5) Malicious or intentional damage, but not if your home is unoccupied for more
than 60 days in a year.
6) Break-in or theft, but if your home or a part of it is let, then only if we
can
see the damage caused by the break-in.
The maximum compensation for the following items is stated on your schedule.
Rent
The rent that you lost because your tenant had to vacate the buildings because
they were damaged by anything covered by the policy.
Professional fees
Your expenses for professional fees and charges from public authorities after
damage caused by anything covered by the policy.
Glass and sanitaryware
Your fixed glass and sanitaryware damaged accidentally.
Power supply
Your public supply or mains connections damaged accidentally.
Aerials
Your radio/television aerials or masts and satellite dishes when they break
accidentally or if stolen.
Fire brigade
Fire brigade charges for a fire at your home.
Demolition charges
The cost to demolish your home and to remove the debris if it was damaged by
anything covered by this policy.
Public liability as a homeowner
If you are legally responsible we will compensate you;
1) if any person other than you or a member of your family who lives with you,
or someone who works for you is injured or dies accidentally.
2) if the property of any person is accidentally damaged, but is not yours nor
that of a member of your family who lives with you, nor that of someone who
works for you. Something that does not belong to you or your family, but which
you are looking after, is not insured.
3) for the recoverable legal costs of the person who claims against you.
Liability to Domestic Employees
If you are legally responsible, we will pay if your domestic employee is injured
or dies because of an accident that happened at your home while he/she was
working.
We do not compensate you:
Fire damage to a thatch roof building
Fire damage if your home or outbuildings have a thatch roof, unless the schedule
states that it is covered.
Damage to non-approved buildings
Any damage if the relevant local authority did not approve or would not have
approved the construction of the building.
Claims for death, injury or damage which is caused by, happens from, or are due
to your:
1) ownership, possession or use of lifts or vehicles.
2) pursuit or exercise of any trade, business or profession.
What happens if you are under-insured
You must insure your home for its replacement value. The replacement value is
what it will cost you at the time of a claim to rebuild your home, outbuildings,
walls, swimming pool etc. with new materials. If you claim, we will calculate
the replacement value you should have insured yourself for. If you insured it
for less than that, we will only pay a part of your claim, e.g.:
